Korean Feng Shui and Slope: The Jeonjeo-Hugo Rule Explained

Stand outside any Korean apartment complex and tilt your head slightly. Is the ground behind the buildings higher than the road in front?

If it is, the developer — knowingly or not — built on the arrangement Korean geomancers have been testing on sites for centuries. It has a name: 전저후고 (jeonjeo-hugo, "front low, back high").

Of everything in 풍수지리 (pungsu-jiri, Korean geomancy, "the logic of wind, water, and land"), this is the one rule you can verify with your own legs in about five minutes. This article is about how.


The Claim, and Why Slope Carries It

Gi (기, vital energy) is described as moving through land the way water does — downhill.

Follow that and the rest is arithmetic. If the ground rises in front of a building and falls away behind it, whatever arrives keeps sliding through and out. Nothing pools.

Reverse it — high behind, low in front — and the flow arrives at the building and slows, held between the rise at the back and the opening ahead.

Jeonjeo-hugo is the small-scale relative of 배산임수 (baesan-imsu, mountain behind and water in front). Baesan-imsu describes a whole landscape and needs a mountain. Jeonjeo-hugo works on a single plot and needs nothing but a change in level.

That is what makes it useful. You can run it on a suburban apartment block, and you do not need to believe anything to get an answer.


The Twenty-Degree Line — and a Coincidence Worth Noticing

The tradition supplies a number, which is unusual for it. A rise behind the building is favourable up to roughly 20 degrees. Past that, it turns into a problem.

The reasoning is consistent with the water analogy. A gentle slope lets a stream meander and pool. A steep one turns it into a torrent that scours the bank and carries everything off. Somewhere around twenty degrees, supportive tips into draining. The slope stops being a cradle and becomes a chute.

Here is the part worth sitting with.

Korean development law arrived at almost the same place from completely different reasoning. Municipal urban-planning ordinances set an average-gradient ceiling for granting development permits — commonly 18 degrees for general land and 12 degrees in green-belt zones, with the exact figure varying by municipality.

Nobody consulted a geomancer when drafting those ordinances. Slope stability, drainage load, and erosion risk got there on their own.

Two systems, a thousand years apart, drawing the line within a couple of degrees of each other. That does not prove the energetic claim. It does suggest the tradition was watching something real.

One problem: almost nobody can judge twenty degrees by eye. People routinely call a 10-degree slope steep.

Two calibrations that help. A standard indoor staircase runs somewhere around 30 to 35 degrees — so twenty degrees is noticeably gentler than a flight of stairs, which is much shallower than most people picture. And in rise-over-run terms, twenty degrees is roughly one metre of climb for every 2.7 metres you walk forward.

If you are climbing hard enough to feel it in your calves, you are already past it.


Gyeongbokgung: the Rule at Palace Scale

Seoul has a walk-in demonstration, and it is free to stand in.

Gyeongbokgung, the principal palace of the Joseon dynasty, was sited with 북악산 (Bugaksan) directly at its back and the ground falling away south toward the city. The palace occupies the rise; the capital occupies the low ground in front of it.

Walk the central axis from Gwanghwamun north toward the throne hall and the gradient is doing quiet work the whole way. Each successive gate sits marginally higher than the last.

Where the natural rise was not enough, the builders added it. The stone 월대 (woldae) terraces lifting Geunjeongjeon above its courtyard are architecture finishing a slope the land had started.

The practical logic is not mysterious. The rise at the back blocks the north wind. The fall to the south maximises winter sun. Rainwater runs away from the important buildings rather than toward them.

The tradition calls that arrangement auspicious. A drainage engineer would call it correct. Both are describing the same hillside.


The Five-Minute Field Check

This is the part you can actually use. Do it before a viewing, not after.

The roofline test is the fastest of the five and the one most people skip. You can do it from the pavement in about ten seconds, before you have committed to anything.

Reverse drainage is the clearest single warning sign. Water does not have opinions. If it is pooling at the back of the complex, the ground slopes the wrong way and no amount of landscaping changes that.

None of this is mystical work. The slope check is simultaneously a drainage check, a wind-exposure check, and a sunlight check. You are gathering information that matters whether or not you accept a word of the framework it came from.


Four Ways People Misread Slope

Confusing floor level with site level. A fifteenth-floor apartment feels elevated. That tells you nothing about the ground the building stands on. You are assessing the site, not your altitude within it.

Assuming steeper is stronger. Some buyers read a dramatic slope behind a complex as powerful backing. The twenty-degree line exists precisely because that is backwards — past it, the tradition says energy runs off rather than gathering. Steep is not strong. Steep is draining.

Forgetting the front. Jeonjeo-hugo is a relationship, not a feature. A site with a rise behind it and an equally high rise in front does not qualify. Perfectly flat ground, front and back level, is neutral at best.

Reading a view as good orientation. A panoramic outlook from the rear of a hillside complex sounds excellent, and it may well be excellent. But if the rear sits below the road in front, the view is coming from the wrong side of the slope. Fine window, wrong arrangement.


The Question Nobody Asks: Which Building?

Korean apartment complexes are rarely one building. They are eight or twelve or twenty, spread across a site that is itself on a gradient — which means the site can pass the test while an individual block inside it fails.

The blocks at the rear of a jeonjeo-hugo complex are sitting where the framework wants them: ground rising behind, the rest of the development falling away in front. The blocks nearest the entrance road have the whole complex rising behind them, which is fine, and nothing much in front, which is also fine.

The awkward case is a block placed at the top of a rear rise with the land dropping away behind it — the boundary of the site. In this reading that block has the arrangement backwards even though the complex as a whole does not.

Worth ten seconds of looking. Stand at the block you are actually considering, not at the front gate, and ask the same two questions there.


When Slope and Orientation Disagree

This is the case that trips up people who have learned the rule but not what to do when it conflicts with the other one.

Korean housing overwhelmingly wants a south-facing main aspect — winter sun, and the north wall taking the cold wind. Jeonjeo-hugo wants higher ground behind. On most Korean sites these agree, because the terrain rises to the north and the buildings face south into the open.

Sometimes they do not. A site where the ground rises to the south forces a choice: face the sun and put the slope in front of you, or turn away from the sun to keep the rise at your back.

The traditional priority is clear enough — 배산임수 is described in terms of the mountain first. But in a modern apartment, where sunlight hours are a documented, measurable quantity and gi is not, most Korean buyers take the light.

The honest reading is that a site forcing that trade-off is simply a compromised site. Note it, price it in, and stop looking for the version of the rule that lets you off.


When the Site Was Levelled

Plenty of Korean complexes are built by cutting into a hillside and filling the low ground with the spoil, producing an artificially level pad. The finished surface tells you nothing.

The way to spot it is to look outward rather than at the site. If the surrounding roads and plots still show a clear gradient and the development alone sits conspicuously flat, substantial earthworks happened there.

You can also check rather than guess. Development-permit records and the 토지이용계획확인원 (land-use plan certificate) are publicly available, and an agent can be asked directly whether the site was 성토 (seongto, filled) or 절토 (jeolto, cut).

Neither answer disqualifies a site. Both change what you are looking at, which is the point of asking.


Frequently Asked Questions

What does jeonjeo-hugo mean, and how do I remember it?

전저후고 breaks apart cleanly. Jeon is front, jeo is low, hu is back, go is high. Front low, back high.

The memory hook is a chair. A well-made chair has a higher back and a lower seat, and it holds you. Ground that rises behind and opens in front does the same job for a building.

For the wrong version, picture a chair tilted forward. Nothing supports you and everything wants to slide off. That is front-high, back-low.

Why twenty degrees, specifically?

Twenty degrees is the traditional figure for where a supporting slope becomes a draining one.

Below it, the rise behind functions as a windbreak and the gradient is gentle enough for things to settle on. Above it, anything travelling down — water, air, and by extension gi — accelerates rather than pooling.

It is worth treating as a rule of thumb rather than a measurement. The interesting thing about it is not the precision but that modern development thresholds landed nearby for structural reasons.

What does front-high, back-low actually feel like?

Reliably uncomfortable, in a way people notice before they can explain.

Ground rising in front of a building closes the outlook down. You get the sense of something leaning toward you, and the natural light is worse because the rise is intercepting it.

The quick version of the test: stand at the front door and look out, then walk round the back and look toward the road. On a good site the back feels sheltered and the front feels released. On a bad one, both feel wrong in the same direction.

Does this affect which floor I should choose?

No — the two questions operate at different scales and should be kept separate.

Jeonjeo-hugo describes the relationship between the ground a building stands on and the ground around it. That is fixed before anyone chooses a unit.

A good floor on a badly oriented site is still a badly oriented site. Assess the ground first, then the apartment.

Is this energy, or is something physical going on?

Both, and the overlap is most of the reason the rule survived.

Higher ground behind and lower in front drains rain away from the buildings, admits more southern sun, and shelters the site from the north and north-westerly winter winds that dominate the Korean peninsula. Those are measurable benefits with no metaphysics attached.

The energetic language is the traditional framing. Whether you take it literally or treat it as a mnemonic for drainage, sunlight, and wind, the site you end up choosing is the same one.


Before you sign a lease or put down a deposit, give the complex ten minutes on foot. Find the highest point at the rear and the lowest at the entrance. If the ground rises from front to back — even gently — the land is already doing part of the work for you.
